Residential layout razed in Ukkadam - Real Estate India

COIMBATORE: An unapproved residential layout plot near Ukkadam was razed early Saturday morning as part of the Local Planning Authority?s ongoing drive against illegal land use in the city. The 3.21-acre plot had been illegally converted into a residential layout and sold to individual buyers without seeking prior approval from the civic authorities. A notice was served in advance before the officials initiated the action. However, the reply furnished by the owner was found lacking in merit to stall punitive action against him.

?As per the revenue records the land is categorised as agricultural land, but now it is being illegally converted for residential use after planning a layout and offering it for sale. The required setback space has also not been provided which is a violation,? said G Easwaran, member secretary (in-charge), LPA, Coimbatore.

The 3.21-acre plot was being developed as Gold Peacock Garden Phase I and II residential layout on the Sundakkamuthur scheme road a few metres away from Ukkadam junction towards Selvapuram. The plot was divided into 64 sites each about 3.5 cents with an opening rate of about Rs 7.5 lakh per cent. The LPA officials claimed that the owner had encroached on set back area worth Rs 10.7 crore as per the revised government guidelines and had also not paid approval charges to the tune of Rs 77,975.

?The plot owner had laid roads inside the layout and had also erected electric poles but power supply is yet to be given to the layout,? Easwaran added.

An earth-remover was used to raze down the demarcation milestones erected inside the plot as well the metal mesh fencing and the arched gateway structures at the entrance of the plot. The original owners of the plot claimed that they had sold the plot to K M Stalin, a real estate agent based in Telungupalayam, as they were unable to carry out agriculture due to peacock menace in the locality. They were also constructing a two-storey house in the corner of the layout which was given to them as per the agreement when the property was sold to the realtor.

?We have started the construction of the house after we sold our agriculture land last year. We were told that everything was being done through proper channel,? said M Subbathaal, a 75-year-old lady with two sons, whose family had sold the property to the realtor.

The authorities at the moment have spared the under construction house much to the relief of Subbathaal. Stalin of Royal Real Estate firm in Telungupalayam was required to obtain permission from the LPA to convert the agriculture land to residential land from revenue department and also obtain NOC from Public Works Department and the corporation since the plot is situated on the catchment area near Ukkadam lake.

?This is not the only unapproved layout in the city and suburbs but the authorities have singled me out and taken action all of a sudden,? said Stalin. However, he confirmed that he received the legal notice in advance from the authorities.

The LPA officials claimed that there were about 20 unapproved layouts identified against which action will be taken in the coming days. They also appealed to the public to purchase property in layouts only after cross-verifying whether the layout has approval from the Directorate of Town and Country Planning.
